We have been inspecting properties since 2001, assisting investors uncovering latent defects, substandard property improvements, ineffective property management and deferred maintenance issues.
Property inspections are more than taking pictures and verifying a structure exists. It's about interviewing the property management staff and asking the right questions to uncover latent defects to help paint the entire picture of what is happening at the property. By listening to how property managers answer certain questions we can ascertain if they are proactive, reactive or complacent in managing the property.
Another technique which has served our clients well, is requiring the property manager to provide us access to all multifamily units and then we randomly select units to to inspect to confirm occupancy. As an industry standard, most property inspectors are toured through preselected units which may not accurately reflect the rent roll and overstate value. Our random selection approach mitigates this risk and reflects a truer picture of the property's occupancy.
